Port Royal Club Eligibility and the 90-Day Rule for Buyers

Picture a buyer who closes on a Port Royal estate south of 21st Avenue South in early September. The wire clears, the deed records, and the calendar starts a countdown almost no other Naples neighborhood imposes. Ninety days later, if a single check has not moved, the property they just bought is worth measurably less than the one they toured, and every future owner will inherit that impairment.

That is the mechanism that separates Port Royal from every other waterfront enclave in Naples. The price on the contract is negotiable. The Club eligibility attached to the parcel is not, and the window to preserve it is shorter than most out-of-market buyers realize.

The rule that turns a social club into a real estate decision

Port Royal Club membership is not something a resident applies for after settling in. It is parcel-linked. Under the Club By-Laws summarized in longstanding member materials, eligibility runs only to owners of property south of 21st Avenue South, and those parcels are designated either Membership Eligible or Associate Membership Eligible, with the Associate category capped at 57 members and generally facing a waiting list.

Two consequences follow from that structure. First, a buyer cannot purchase Club access separately from a home. Second, when a Port Royal parcel changes hands, the new owner steps into a defined window during which the parcel's eligibility must be affirmatively preserved or it goes dormant with real financial consequences.

The window is 90 days from the recording of the deed. Within that period, the owner has three practical choices:

  • Join the Club by paying the full initiation fee.
  • Preserve the parcel's immediate resident eligibility by placing a deposit equal to 25% of the current initiation fee and paying 25% of the annual dues each year, without Club privileges during that holding period.
  • Do neither, in which case the parcel is not permanently barred from the Club, but the next owner who wants to activate membership must pay 175% of the then-current initiation fee to restore eligibility.

That 175% figure is the number that reshapes resale conversations years down the line. It is what makes a missed 90-day window a pricing event, not a personal inconvenience.

What the fee schedule actually looks like in 2026

The dollar figures moved this year, and they moved in one direction.

An $85,000 step-up in a single calendar day is not a rounding error. For a Port Royal buyer choosing between a March and a January closing, it is a line item worth negotiating around, and one that a listing agent representing a Club-eligible seller can reasonably factor into pricing. Verify the current schedule with the Club directly before writing an offer. Numbers move, and by-laws are amended.

The rebuild is the reason the premium is widening now

Hurricane Ian made landfall on September 28, 2022, and the storm surge destroyed the original 1959 beachfront clubhouse. Rather than restore what was there, the membership approved a ground-up reconstruction. The replacement is a roughly 62,000-square-foot Gulf-front clubhouse designed by Hart Howerton with interiors by Champalimaud Design, budgeted at $100 million and targeted to open in late 2026. The $45,000 per-member assessment due August 1, 2024 was the funding mechanism that made that timeline possible.

The rebuild explains why 2026 is the year the eligibility question is sharpest. For most of 2023 through 2025, buyers were purchasing into a Club whose primary amenity was a construction site. From late 2026 onward, they are purchasing into a finished asset that Port Royal owners have already paid to build. The premium for parcels that arrive at closing with intact eligibility should widen as the ribbon is cut, and the discount on parcels whose 90-day windows lapsed will widen with it.

The premium is measurable, not hypothetical

Two independent market snapshots from 2026 put numbers on the eligibility premium.

Over the 12 months ending April 30, 2026, William Raveis reported 22 closed single-family sales in Port Royal at an average price of $21,264,773, with inventory contracting 31% to 25 units. That is a market in which supply is tightening while the average trade sits above $21 million.

A separate market summary covering January 2026 recorded Port Royal single-family price per square foot at $3,719, up 41.4% year over year, with average price at $24 million and dollar volume more than doubling to $696.3 million. Active inventory in Port Royal narrowed from a 2024 peak of about 44 homes to 29, and pending sales rose 47.4%.

Set against that backdrop, one market analysis found that homes with full Club eligibility averaged $18.9 million in sale price over a trailing 24-month window, roughly 128% above associate-level properties. Other market participants have described the premium in the 15% to 20% range and expected to widen with the new clubhouse opening. The precise multiple varies by data set. The direction does not. Eligibility is a pricing input in Port Royal comparable in weight to lot width or water frontage.

For context, in January 2026 the broader 34102 ZIP code reported a median sale price of $2.70 million, and Old Naples average closed prices came in at $6.38 million. Port Royal's median at $19 million and average at $23.51 million are not simply a function of location. They are a function of location plus the amenity that only these specific parcels can access.

What this means at the transaction table

The friction that catches buyers off guard is almost always procedural, not financial. A buyer with the liquidity to close on a $20 million estate is not going to be stopped by a $315,000 to $400,000 initiation payment. They can be stopped by a calendar.

A few patterns worth pressure-testing before you sign:

  • Confirm on the survey and title work whether the parcel is designated Membership Eligible or Associate Membership Eligible. The distinction affects both waitlist exposure and, on resale, the buyer pool willing to pay top of market.
  • Ask when the seller most recently affirmed eligibility. A parcel whose prior owner elected the 25% preservation route rather than joining outright is still eligible, but the buyer inherits the same election within their own 90-day window.
  • Structure the closing date with the 90-day window in mind. A December 15 closing places the activation deadline in mid-March, when the buyer is likely in residence and reachable. An off-season closing while the buyer is out of state has caused deadlines to slip more than once.
  • Read any pending special assessments related to the clubhouse into the offer. The $45,000 assessment tied to the rebuild has already been levied, but future assessments are always possible with a 62,000-square-foot facility coming online.

None of this replaces confirming current terms with the Club's membership office. Every serious Port Royal transaction I coordinate involves that call before the inspection period closes, not after.

How the Port Royal Club differs from the rest of Naples

Grey Oaks, Quail West, and Mediterra are golf-anchored equity clubs where membership can be pursued somewhat independently of a specific parcel. The Port Royal Club is a beachfront social club with no golf course, and membership rights ride the deed. That structural difference is why the same buyer who breezed through a Grey Oaks membership application can lose eligibility here without ever receiving a decline.
